Plot facing south, 5 minutes walk from the center of the Village, shops, college of Ollon, public transport and 5 minutes by car from the motorways.
The area is residential, quiet, enjoying excellent sunshine and a panoramic view of the Vaud Alps.
The plot is in villa zone A of the Vergers d'Ollon settlement.
The construction of a villa of approx. 100 m2 gross floor area is achievable
Extract from the rules:
In this zone, the construction of villas is only authorized, for use as individual housing housing a maximum of two dwellings.
The minimum distance "d" between the facades and the limit of the neighboring property or public domain, if there is no alignment plan, is a function of its largest dimension in plan "a":
- if "a" is less than 12 m "d" = 6 m
- if "a" is greater than 12 m, "d" = a / 2
Between buildings on the same property, the distances are added up. Subject to article 7, the non-contiguous order is compulsory.
The built surface cannot exceed 1/8 of the total surface of the plot.
The number of floors is based on the building surface:
a) for buildings of less than 80 m2: 1 ground floor, non-habitable attic
b) for buildings from 80 to 120 m2: 1 ground floor, partially habitable attic
c) for buildings over 120 m2: 1 ground floor, 1 floor (habitable roof space counts for 1 floor)
The attic living space authorized under letter b) above will not exceed 3/5 of the surface of the lower floor. It is measured from 1.80 m above the floor level.
The number of levels is limited to two.
